Building Concept & Uses
A five-story structure with terraced residential levels facing east. The ground floor hosts a mobility hub (bike/e-scooter sharing, café, e-charging), with park and exhibition levels above. Residential units are located on the top floors, with shared rooftop gardens and space for urban gardening. Smart automated parking systems eliminate ramps.

Landscape & Vegetation
The eastern section is a nature-inspired park modeled after the “Königsbrunn Heath,” with resilient plantings, rainwater retention areas, and quiet seating zones. Rooftops are extensively or intensively greened, promoting biodiversity and seasonal variety.

Access & Sustainability
Car access is via Bürgermeister-Wohlfarth-Straße; the area is walkable and barrier-free. All materials are regional and eco-friendly. Water-sensitive design supports retention and infiltration, creating a resilient, climate-adaptive open space.
